During an exclusive interview with Property Station, renowned metaphysician Tang Pik-ha pointed out that 2026 (the year of Bingwu) and 2027 (the year of Dingwei) will coincide with the "Red Horse, Red Sheep Tribulation," a phenomenon that occurs once every sixty years. This period will also overlap with the "Lower Nine Fortune" (whose element is Fire), which cycles every twenty years and is currently beginning. This confluence of events, she predicts, will pose significant challenges for the economy and the property market. She advises investors interested in property to remain patient and consider "buying the dip" only after this tribulation has passed.

Master Tang explained that the "Red Horse, Red Sheep Tribulation" refers to the tendency for major natural disasters, man-made calamities, or societal turning points to occur during the years of Bingwu and Dingwei. An example of this was the social unrest in Hong Kong during the Bingwu year of 1966-1967.

Currently, we are in the "Lower Nine Fortune" of geomantic cycles, whose element is Fire and which rotates only once every 180 years. Master Tang noted that 2026-2027 will be a period of extremely strong Fire energy, making upheaval and change unavoidable.

While the past twenty years of the "Lower Eight Fortune" (whose element is Earth) boosted sectors like real estate and infrastructure, the entry into the "Nine Fortune" sees Fire overcoming Metal in the Five Elements theory. This will impact Metal-related industries such as finance, banking, and insurance, and a significant economic upheaval is anticipated.

She further analyzed that although Fire can generate Earth in the Five Elements theory, excessive Fire can lead to "scorched Earth." Overly strong Fire energy could, paradoxically, "burn out" the "Earth" that represents real estate. The property market's development will be heavily affected by factors such as external economic downturns, geopolitical tensions, emerging corporate leverage issues, and potential lending crises.

Regarding the optimal time to buy property, which is a major concern for the public, Master Tang advised: "If it's for self-occupation, any time is fine, but one must carefully assess their affordability. As for investors, I recommend waiting until 2028 or after major events have transpired before considering it."

She predicts that the rental market might become more active in the next one to two years, but property prices and the economy could decline. The true "bottoming out" of the market will be the opportune moment to buy. "The most important thing is 'cash is king.' It's not until 2028 and beyond, when we enter the years of Metal and Water, that the property market is expected to stabilize. That will be the time to select quality assets and 'buy the dip.'"

For current homeowners, Master Tang recommends that individuals re-examine their personal financial situation, conduct stress tests, and assess whether they are over-leveraged.

Master Tang added: "The cost of owning property is not insignificant, including management fees, rates, and potentially large-scale repairs in the future. In an environment where the economy might face deflation, and the Federal Reserve may raise or lower interest rates, it is crucial to ensure that mortgage payments are manageable and do not cause undue pressure."
